A little bit about Skilton & Hogg

David Bruckert (me), Owner of Skilton & Hogg Estate Agents has lived in Rugby for all of his 44 years and has spent the last 25 years or so living in the Bilton area of Rugby. I attended a umber of schools in the town, Eastlands primary School when it was still on St Peters Road! Bilton Junior and Ashlawn High School. I found my passion for Estate Agency circa 2005 when i decided to explore a passion of working with the public. Almost 20 years on and I haven’t lost the desire!

Shakespeare Gardens, Bilton is my home now, along with my wife Kate and my two beautiful children, Amelie & Sebastian who attend local schools.

So what do we do in the Town of Rugby?

We sell houses! But, obviously there is a lot more to it than that. Having worked in the industry as a co owner of a very well known Estate Agency in Warwickshire for some 18 years, I decided it was time to go it alone. We sold that business. I opened up my first office in Daventry, the town where I started my career.

Having established my Daventry office. I am now and able to offer out services to Rugby from my secondary office in Bilton, Rugby.

I am a self employed Estate Agent, not working on a salary and commission like most. What I do, the results I achieve and how I act or directly lined to my business and my lively hood. Therefore you will find that my focus, energy, effectiveness and honesty are significantly different, and more positive that your normal high street Estate Agent.

What do you offer?

Firstly, I believe in offering a high level of service for a fair price. I can do this simply due to the fact that my overheads or lower.

Also, I believe firmly that in this day and age, having one professional dealing with the whole selling process is invaluable. This way, nothing gets lost in translation. You have one point of call. Most importantly, I can offer open hours in terms of work. We do not have closing times as such. The phone is always on, as is the email. Solicitors know our flexibility and our relationships with buyers, sellers and all else involved run smoother and more effectively.

Our Service promise

I promise the below to every client in the town of Rugby, regardless of property size, price, location or anything else. I believe in a premium offering for all clients for a fair fee. Nothing is staggered, or hidden in terms of cost. One hopes that our transparency gives you confidence in how genuine we are.

The basics of what we do –

  • A free property valuation/market Appraisal that is honest and evidence driven. (too many agents value to list rather than to actually help their clients – it doesn’t help either party).
  • A Full marketing package which starts with Professional grade photography. I use a high end DSLR Camera and lens with tripod, not a mobile phone.
  • Floorplans! You would think this is standard but still some agents do not put them on. Its a must have and more importantly, is shows people the true size of your home!
  • Video Tour. I provide a real ‘live’ video tour of your home. Not pictures revolving around to music. I commentate and sell the benefits of your home to the public.
  • Social Media Marketing. All videos are set in YouTube, these are then put in all websites so available to view anywhere. We use Facebook targeted marketing, Instagram and TikTok.
  • Your home will be advertised on ALL major property portals – Rightmove, Zoopla and OnTheMarket!
  • I will speak to all applicants on our database who match your property type – it isn’t all digital. It is very much a people business.
  • We will accompany viewings if you so wish. It isn’t compulsory but I like to do them. Its part of the service.
  • My job is to get you honest feedback so we can understand market sentiment and establish what we can do to improve if feedback is negative.
  • I will negotiate on your behalf, ensuring the best price is achieved.
  • Sale Management. My work isn’t finished when an offer is agreed! I will manage and support your sale and you throughout the whole process. Therefore, this means liaising with Solicitors and all other parties to ensure a smooth selling process – searches, mortgages, enquiries and more!

What does it cost? –

  • Fees – we offer a fixed fee of £1500 (inclusive and outside of any special offers!) so you can budget from the off. Our fee includes everything that we do. The only exclusion to this is the EPC. We can organise this for you and defer a payment (its £90 if we do it!)
  • No Sale No Fee. You only pay us for success. No penalty clauses. No exit fee. No significant tie ins. You market for free, pay is you sell!

Above all else and most importantly, I am here to help you traverse every step of the process. You will have my mobile number. It can be used at all times. Even if I am on Holiday!
